The Smyrna Wine Stroll is a fun event designed to allow patrons to stroll through our beautiful village while sampling a variety of wonderful wines and shopping with our local merchants.

Sample wines and food at local retailers in the Smyrna Market Village! Enjoy great wine and fabulous food samples. Give to a great cause… all for the Smyrna community.

Over the past few years, The Wine Cellars has donated more than $40,000 to local Smyrna charities and foundations. Past charities benefiting from the event have included Friends of the Smyrna Library, Amir Askarian (Café Michel) Memorial Fund, Blind & Low Vision Services of North Georgia, Woodland Ridge Foundation, Lupus Foundation of America, Must Ministries, Smyrna Public Safety Foundation(SPSF) and Atlanta Pet Rescue & Adoption.

This year’s Smyrna Wine Stroll beneficiary is The Giving Kitchen.

The Giving Kitchen’s mission is to provide crisis grants to members of Atlanta’s restaurant community facing unanticipated hardship.

As unique as its mission, TGK’s origin is a compelling testimony of the caring, generous nature of Atlanta’s restaurant community. TGK was inspired by the outpouring of support generated when Atlanta chef Ryan Hidinger was diagnosed with late stage cancer in December of 2012. Industry workers and others know Ryan through his restaurant work history including Bacchanalia, Floataway Café, Muss & Turner’s, and the Staplehouse supper club. Sadly Ryan lost his battle with cancer early this year. His wife, Jen, together with other restaurant industry leaders, have committed to lending a helping hand to others in times of need, recognizing that this type of support can be the difference maker in the fight for survival.

Latest in Smyrna Vinings Condo Townhome Market

The Smyrna Vinings townhome and condo market has taken off on a strong note in 2014, much like the Smyrna Vinings single family home market. Smyrna Vinings condo and townhome sales continued to be spurred by low interest rates. Sales are now higher than 2007 levels, which is a huge shift and double the sales from just a couple years ago.

As you can see, we’ve been tracking the market for quite some time. We sell a lot of Smyrna Vinings homes, condos and townhomes and one of the major reasons is that we specialize in the area, we know the inventory of homes for sale and understand the trends, statistics and all the local pertinent information necessary for you to make an informed decision.

The green bar is 2007 and we were selling a lot of condos and townhomes back then. Sales dropped continuously in 2008, while 2009 stabilized and picked up in the fourth quarter largely due to the first-time home buyer tax credit. 2010 saw the market peak in the late Spring and Summer. Smyrna Vinings condo saw slow and steady improvement in 2012 and took off in 2013. So much so, that we are now at all-time highs. Buyers are finding it harder to resist today’s low interest rates and the attractive prices. It really is the perfect opportunity for a home buyer.

The Active Listings chart depicts Smyrna Vinings condos and townhomes currently for sale. You’ll note that total active listings peaked in 2008, which can be explained based upon sales dropping significantly in 2008, which resulted in Smyrna Vinings townhomes and condos sitting on the market longer. In 2009, we saw the active listings drop significantly and this can be tied to the economic uncertainty, which resulted in a lot less development of new condos and townhomes for sale in the Smyrna Vinings market.

This trend has continued. What we see now in the current market is that active listings are lower than any of the past seven years. One interesting point about this is you have less competition if you want to sell in today’s market. If you’ve thought about selling and just aren’t sure, be sure to contact us or find out how much your home is worth. And if you’re looking to buy, inventory is thin and you’ll be fighting over the best properties with other buyers.

One other important statistic that we like to track is how we gauge the health of the Smyrna Vinings townhome and condo market. Months of inventory is a calculation that takes the current amount of homes for sale and divides that by the number of homes that have sold in the last 12 months. What the result means is if no more homes were listed, how many months would it take, based upon the past 12 months activity, to sell all the homes currently for sale. A result of 6 months is considered a healthy market, less than 6 months a seller’s market and more than 6 months, a buyer’s market.

The highest amount of bloat and most severe buyer’s market was in January of 2009 with significant improvement coming at the end of 2009 and throughout 2010. What you can see in the chart above is that months of inventory dropped significantly in July and August of last year and stabilized around the 5 month mark. But with the big jump in sales over the past year, inventory hasn’t been keeping up. If inventory drops further, we’ll continue to experience a lot of multiple offer situations like we have over the past year. I do expect to see the market start to stabilize as rates have been increasing over the past few months and should begin to have an effect on Smyrna Vinings condo sales.

Smyrna Food Truck Tuesday

Smyrna Food Truck Tuesday at Taylor-Brawner Park (3180 Atlanta Road, Smyrna Ga 30080) will be kicking off on Tuesday, May 6, 2014 at 5pm. Smyrna Food Truck Tuesday runs from 5pm to 9pm. The final Smyrna Food Truck Tuesday will be held on September 30th. The City of Smyrna, Georgia Power and Cobb Travel & Tourism (Atlanta’s Sweet Spot) have “powered” up to bring you Food Truck Tuesday along with lots of entertainment and fun.

Locally residents have been eagerly awaiting the return of the food trucks to the Taylor-Brawner Park. As was the case last season, parking around Taylor-Brawner Park does fill up early and they ask that everyone pay careful attention to how and where they park. At/after 5:00 you can park in the Community Bank of the South parking lot and take the multi-use trail to Brawner Park.

If you generally visit the play area or park in that area on Tuesdays, please remember that parking will stop a little bit before 4:00 p.m. to allow for safe and swift setup of the trucks.

If you can walk or bike to Food Truck Tuesdays, please plan to do so. You will enjoy it and your community-minded efforts will allow a visitor to experience Smyrna and our wonderful Taylor-Brawner Park as well as the food trucks.

Mark your calendars for Smyrna Business Association’s May luncheon, which will be held at the Smyrna Community Center, 200 Village Green Circle, Smyna, GA 30080 (directions). The luncheon is from 11:30 to 1:00pm on Thursday, May 1st. Cost is $12 for members who RSVP and $20 for non-members. Member pricing at the monthly luncheon will close by noon on the Tuesday prior to the luncheon. Non-Member pricing will be in effect for RSVP’s received after registration has closed or walk-ups at the luncheon.

Vinings Business Association Luncheon

You are invited to the Vinings Business Association (VBA) Monthly Luncheon on Tuesday, May 6th from 11:30am – 1:00pm at Social Vinings!

The featured speaker for the luncheon will be Jim Miller, chairman of Fidelity Bank.

Jim Miller has been the Chief Executive Officer and Chairman of board at Fidelity Southern Corporation since 1979. Mr. Miller has been the Chief Executive Officer of Fidelity Bank since December 2003 and its Chairman of the Board since 1998. He served as the President of Fidelity Bank from December 2003 to October 2004 and also served as the President and Chief Executive Officer of Fidelity bank from 1977 to 1997.

Vinings Business Association Luncheon is held monthly on the first Tuesday of each month. Lunch is $15.00 for Members and $20.00 for Non-Members. Lunch Program is from 11:30 am – 1:00 pm. Guests are always welcome.
