2014 Smyrna Holiday Celebration & Christmas Tree Lighting

Join Santa and all of your neighbors on Tuesday, December 2nd on the Smyrna Village Green from 5:00 p.m. until 8:00 p.m. for “Coming Home for the Holidays.” Watch Santa light the big Christmas Tree in the middle of the Village Green at 7:00 p.m. and transform downtown Smyrna with brilliant lights.

Enjoy holiday festivities, musical performances by local church and school choral groups, activities for the kids, parade and a visit with Santa at the Smyrna Community Center.

Highlights also include a live performance by Atlanta Vocal Project on the Village Green at 7:00 p.m. and two live puppet shows (6:30 p.m. and 7:30 p.m.) by Piccadilly Puppets inside the small gym. This annual event marks the beginning of the season of lights in our downtown.

The holiday shopping season is heating up for Smyrna Vinings condo and townhome buyers. In October, the Smyrna Vinings townhome and condo market sales remained strong. Much like the Smyrna Vinings single family home market, Smyrna Vinings condo and townhome sales continue to be spurred by low interest rates. Sales are now higher than 2007 levels, which is a huge shift and double the sales from just a couple years ago.

As you can see, we’ve been tracking the market for quite some time. We sell a lot of Smyrna Vinings homes, condos and townhomes and one of the major reasons is that we specialize in the area, we know the inventory of homes for sale and understand the trends, statistics and all the local pertinent information necessary for you to make an informed decision.

The green bar is 2007 and we were selling a lot of condos and townhomes back then. Sales dropped continuously in 2008, while 2009 stabilized and picked up in the fourth quarter largely due to the first-time home buyer tax credit. 2010 saw the market peak in the late Spring and Summer. Smyrna Vinings condo saw slow and steady improvement in 2012 and took off in 2013. So much so, that we are now at all-time highs. Buyers are finding it harder to resist today’s low interest rates and the attractive prices. It really is the perfect opportunity for a home buyer.

The Active Listings chart depicts Smyrna Vinings condos and townhomes currently for sale. You’ll note that total active listings peaked in 2008, which can be explained based upon sales dropping significantly in 2008, which resulted in Smyrna Vinings townhomes and condos sitting on the market longer. In 2009, we saw the active listings drop significantly and this can be tied to the economic uncertainty, which resulted in a lot less development of new condos and townhomes for sale in the Smyrna Vinings market.

This trend has continued. Inventory has dropped for the fourth month in a row and with sales increasing, it means there isn’t much to choose from for Smyrna Vinings condo and townhome buyers. One interesting point about this is you have less competition if you want to sell in today’s market. And if you’re looking to buy, inventory is thin and you’ll be fighting over the best properties with other buyers.

One other important statistic that we like to track is how we gauge the health of the Smyrna Vinings townhome and condo market. Months of inventory is a calculation that takes the current amount of homes for sale and divides that by the number of homes that have sold in the last 12 months. What the result means is if no more homes were listed, how many months would it take, based upon the past 12 months activity, to sell all the homes currently for sale. A result of 6 months is considered a healthy market, less than 6 months a seller’s market and more than 6 months, a buyer’s market.

The highest amount of bloat and most severe buyer’s market was in January of 2009 with significant improvement coming at the end of 2009 and throughout 2010. What you can see in the chart above is that months of inventory dropped significantly over the last couple years, with the beginning of 2014 hitting new lows. With the big jump in sales over the past year, inventory hasn’t been keeping up. 2014 has been a year of extremely low inventory.

2014 Mableton Christmas House Arts & Crafts Show

The 2014 Christmas House Arts & Crafts Show takes will be held at the Mable House Arts Center in Mableton. Started by volunteers of the South Cobb Arts Alliance in 1984, the show offers unique and affordable handmade items to the local community and Metro Atlanta. It is a juried show with a Christmas theme. All of the items are handcrafted, from handmade bath products to hand turned wood. Buyers will find just about everything they need for holiday gifts as well as items that can be used year round.

The Christmas House Arts & Crafts Show will be held from December 5-14, 2014 from 10am to 4pm Monday to Saturday and 2pm to 6pm on Sundays.

Select from a huge variety of beautiful handmade items by 71 exhibitors this year.

Gather your family, friends and neighbors for an evening of holiday fun during the 44th Annual Vinings Jubilee Christmas Tree Lighting. Join us on Thursday, December 4th from 6-8 pm in front of the Clock Tower for holiday music, delicious treats,  Vinings Express train rides, face painting, balloon twisting, and (of course) Santa Claus!

Santa Claus is coming back to town for the 2013 Christmas Tree Lighting at Vinings Jubilee. Bring your family, friends and neighbors for some holiday fun. This will be Vinings’ 43rd Annual Christmas Tree lighting so you won’t want to miss out.

The annual Christmas Tree Lighting is a Vinings tradition. Every year the people of Vinings gather at the clock tower in Vinings Jubilee and celebrate the lighting of a Christmas tree that stands as a holiday centerpiece to the Vinings community.

You won’t want to miss pictures with Santa Claus, live holiday music performances by local schools, or our holiday drawings and giveaways.

The Annual Christmas Tree Lighting is a free community event sponsored by Paces Holdings, the Vinings Jubilee Merchants and the Vinings Civic Club.

Fifth Annual Small Business Saturday

This is one of my wife’s favorite days. She always likes to go shopping and tell me how much she’s saved. With Small Business Saturday, it’s just a little easier for her. Small Business Saturday is a day dedicated to supporting small businesses across the country.

Founded by American Express in 2010, this day is celebrated every year on the Saturday after Thanksgiving.

This year, Small Business Saturday is on November 29th.

First there was Black Friday, then Cyber Monday. Now, there’s the 5th annual Small Business Saturday, the day people support small businesses. American Express is partnering with lots of local businesses.

This year, American Express is offering Card Members the opportunity to get a $10 statement credit when they enroll their eligible American Express® Card and then use it to spend $10 or more in a single in – store transaction at a qualifying small business location on Small Business Saturday. And you can do this three times.

The number of enrollments is limited. Enrollment opened at 12:00AM MST on November 16th and continues until 11:59PM MST on November 29th unless the enrollment limit is reached sooner.

If millions of Americans shop small, it will be huge.
