Smyrna Document Shredding Day

Keep Smyrna Beautiful is holding its Fall Document Shredding Day on Saturday, September 13th from 9 a.m. – 12 p.m. at the Wolfe Recreation Center. This is your opportunity to have household papers securely shredded on site, at no cost to you.

Each vehicle is limited to 100 pounds of paper ( roughly four 12x12x18 file boxes). Staples and paper clips are OK.

This event is for paper only–NO electronics, cardboard, binders, or plastic will be accepted. KSB will also be collecting old shoes for refurbishing and reuse.

Iron Mountain will have trucks on site to shred your stuff as you watch.

Vinings Business Association Luncheon

You are invited to the Vinings Business Association (VBA) Monthly Luncheon on Tuesday, September 2nd from 11:30am – 1:00pm at Social Vinings!

The featured speaker for the luncheon will Rick Wemmers. Mr. Wemmers has in-depth experience in: strategic planning, market research, new product development/launches, marketing communications and market share building programs. Rick’s years of varied and expansive field experience, enables him to give an unusually wide perspective to his discussions on how any business can grow its’ revenues 20% or more in less than 12 months. Very “bottom-line driven”, Rick strives to give ideas that can be used profitably.

Vinings Business Association Luncheon is held monthly on the first Tuesday of each month. Lunch is $15.00 for Members and $20.00 for Non-Members. Lunch Program is from 11:30 am – 1:00 pm. Guests are always welcome.

Buffet lunch will be held at Social Vinings Restaurant at 3621 Vinings Slope Drive, Atlanta, GA 30339 (next to QuikTrip gas station). If attending lunch, you must register at least 24 hours in advance to guarantee your lunch. You can now pay online and avoid the line!

2014 Smyrna Basketball Registration

Smyrna Basketball Association is the place to be for boys and girls, ages 6 – 16 to get on the court and have some fun! Are you ready for some basketball?

The Smyrna basketball league is open to boys and girls, ages 6-16 in the Smyrna and surrounding areas. The Board of Directors, City of Smyrna, Parents, Sponsors and various Community Businesses continue their support & commitment to our program. Smyrna Basketball is a professionally operated and instructional basketball organization. Our program focuses on skills development, emphasizing teamwork and sportsmanship. They proudly recognize academic achievement for all 4th grade and up players.

 

Players practice once a week and play games on Saturday. Registration fees include a jersey and shorts, and at least one trophy at the end of the season. If your team wins during the playoffs, more trophies are earned. All players, 4th Grade and up, with a “B” average or higher are recognized during our Closing Ceremonies with the largest trophy that is awarded!

Most games are played at Smyrna Community Center. Games are played on Saturday’s. There is only one game per week. There is an 8-game season, plus the playoffs, championships, all-star games, 3-Point Shooting & Free-Throw Shooting Contests. Saturday games begin at 9:00 am.

Registration Fee for the 2014-2015 season is $175. This includes the new $15.00 Facility Use Fee charged by the City of Smyrna for each child participating in the league. A $20.00 late registration fee will apply to all registrations submitted on or after October 1st.

Space in the Smyrna Basketball league is limited and is on a first come, first served basis. Many age divisions fill up fast, so don’t delay!

The 2014 Taste of Smyrna is food, fun and music all day long! Nibble and nosh your way around the Village Green in downtown Smyrna, Saturday, September 13th from 11:00 a.m. – 8:00 p.m.

Admission is FREE and samples can be purchased from .50 up to $4.

Plan to sample all Smyrna’s finest restaurants and listen to music all day long all on the beautiful Village Green and the Market Village. Check back soon for more information about the concert lineup.

And we haven’t forgotten about the kids. They will have a blast in the Kids Zone with interactive inflatables featuring the 33′ Shark Slide, Euro Bungee Quad Jump, 24′ Rockwall, 120′ Roller Coaster Obstacle Course.

Smyrna Vinings Condo Market Reaches New Heights

In July, the Smyrna Vinings townhome and condo market continues to reach new highs. Much like the Smyrna Vinings single family home market, Smyrna Vinings condo and townhome sales continue to be spurred by low interest rates. Sales are now higher than 2007 levels, which is a huge shift and double the sales from just a couple years ago.

As you can see, we’ve been tracking the market for quite some time. We sell a lot of Smyrna Vinings homes, condos and townhomes and one of the major reasons is that we specialize in the area, we know the inventory of homes for sale and understand the trends, statistics and all the local pertinent information necessary for you to make an informed decision.

The green bar is 2007 and we were selling a lot of condos and townhomes back then. Sales dropped continuously in 2008, while 2009 stabilized and picked up in the fourth quarter largely due to the first-time home buyer tax credit. 2010 saw the market peak in the late Spring and Summer. Smyrna Vinings condo saw slow and steady improvement in 2012 and took off in 2013. So much so, that we are now at all-time highs. Buyers are finding it harder to resist today’s low interest rates and the attractive prices. It really is the perfect opportunity for a home buyer.

The Active Listings chart depicts Smyrna Vinings condos and townhomes currently for sale. You’ll note that total active listings peaked in 2008, which can be explained based upon sales dropping significantly in 2008, which resulted in Smyrna Vinings townhomes and condos sitting on the market longer. In 2009, we saw the active listings drop significantly and this can be tied to the economic uncertainty, which resulted in a lot less development of new condos and townhomes for sale in the Smyrna Vinings market.

This trend has continued. Inventory has risen slightly over the last couple months, but with sales also increasing, it is needed. One interesting point about this is you have less competition if you want to sell in today’s market. One other important statistic that we like to track is how we gauge the health of the Smyrna Vinings townhome and condo market. Months of inventory is a calculation that takes the current amount of homes for sale and divides that by the number of homes that have sold in the last 12 months. What the result means is if no more homes were listed, how many months would it take, based upon the past 12 months activity, to sell all the homes currently for sale. A result of 6 months is considered a healthy market, less than 6 months a seller’s market and more than 6 months, a buyer’s market.

The highest amount of bloat and most severe buyer’s market was in January of 2009 with significant improvement coming at the end of 2009 and throughout 2010. What you can see in the chart above is that months of inventory dropped significantly over the last couple years, with the beginning of 2014 hitting new lows. With the big jump in sales over the past year, inventory hasn’t been keeping up. In the past few months, we’ve started to see inventory slowly increasing, which is good for the market as inventory levels were just too low.
