Mark your calendars for Smyrna Business Association’s October luncheon, which will be held at the Smyrna Community Center, 200 Village Green Circle, Smyna, GA 30080 (directions). The luncheon is from 11:30 to 1:00pm on Thursday, September 4th.

Candidates seeking elected office in the Smyrna area are invited to speak and answer questions. Lunch is $12 for members and $20 for non-members if registered by the Tuesday prior to the lunch.

What’s the Latest with Smyrna Vinings Condos?

In August, the Smyrna Vinings townhome and condo market sales slipped just a touch. Much like the Smyrna Vinings single family home market, Smyrna Vinings condo and townhome sales continue to be spurred by low interest rates. Sales are now higher than 2007 levels, which is a huge shift and double the sales from just a couple years ago.

As you can see, we’ve been tracking the market for quite some time. We sell a lot of Smyrna Vinings homes, condos and townhomes and one of the major reasons is that we specialize in the area, we know the inventory of homes for sale and understand the trends, statistics and all the local pertinent information necessary for you to make an informed decision.

The green bar is 2007 and we were selling a lot of condos and townhomes back then. Sales dropped continuously in 2008, while 2009 stabilized and picked up in the fourth quarter largely due to the first-time home buyer tax credit. 2010 saw the market peak in the late Spring and Summer. Smyrna Vinings condo saw slow and steady improvement in 2012 and took off in 2013. So much so, that we are now at all-time highs. Buyers are finding it harder to resist today’s low interest rates and the attractive prices. It really is the perfect opportunity for a home buyer.

The Active Listings chart depicts Smyrna Vinings condos and townhomes currently for sale. You’ll note that total active listings peaked in 2008, which can be explained based upon sales dropping significantly in 2008, which resulted in Smyrna Vinings townhomes and condos sitting on the market longer. In 2009, we saw the active listings drop significantly and this can be tied to the economic uncertainty, which resulted in a lot less development of new condos and townhomes for sale in the Smyrna Vinings market.

This trend has continued. Inventory has risen slightly over the last couple months, but with sales also increasing, it is needed. One interesting point about this is you have less competition if you want to sell in today’s market. If you’ve thought about selling and just aren’t sure, be sure to contact us or find out how much your home is worth. And if you’re looking to buy, inventory is thin and you’ll be fighting over the best properties with other buyers.

Smyrna Vinings Condos Months Inventory August 2014

One other important statistic that we like to track is how we gauge the health of the Smyrna Vinings townhome and condo market. Months of inventory is a calculation that takes the current amount of homes for sale and divides that by the number of homes that have sold in the last 12 months. What the result means is if no more homes were listed, how many months would it take, based upon the past 12 months activity, to sell all the homes currently for sale. A result of 6 months is considered a healthy market, less than 6 months a seller’s market and more than 6 months, a buyer’s market.

The highest amount of bloat and most severe buyer’s market was in January of 2009 with significant improvement coming at the end of 2009 and throughout 2010. What you can see in the chart above is that months of inventory dropped significantly over the last couple years, with the beginning of 2014 hitting new lows. With the big jump in sales over the past year, inventory hasn’t been keeping up. In the past couple months, we’ve started to see inventory slowly decreasing, which can also explain the slight dip in sales as there just aren’t many condos and townhomes available for purchase.

REV Fall Festival 2014

Rev Coffee is proud and excited to announce REV Fall Festival 2014. REV Fest is a one-day music and arts festival held twice a year that features local artists and musicians. The event will be on Saturday, October 4th from 10am to 8pm, in the front and side parking lots of Rev Coffee.

The motivation behind Rev Fest is a merging of artists, musicians, and businesses in the Smyrna, and the surrounding community. Our hope is to provide a venue for local artists to display and sell their talents and passions while at the same time inviting the community to observe and enjoy in a comfortable and entertaining environment.

They wanted to do something new this year to highlight the work of our service community in Smyrna, so they are hosting a Chili Cook-off with the Smyrna Fire Department.

The festivities begin at 10:00am. A variety of artists will have booths set up for viewing their work. Please see below for a list of all participating artists coming to REVFest.

The music gets going at 12:00 noon and will continue until 8:00pm. All of the performing musicians are also listed below.

7th Annual Smyrna Golf Classic

Time for the  Smyrna Business Association 7th Annual Golf Tournament on Monday, October 6, 2014. They still have limited playing spots remaining. Don’t miss out on this great opportunity to enjoy a round of golf in a relaxed professional and entertaining atmosphere. Registration and breakfast begins at 7:00 and the tee time starts is at 9:30. The tournament will be a four-man scramble format.

This fun tournament benefits the Smyrna Business Association Scholarship Fund which awards deserving local High School Seniors.
