The Cobb County Safety Village will be hosting a “Touch-A-Truck” Event on Saturday, September 26th from 10 a.m.-3:30 p.m. at Town Center Mall in the lower parking lot near Sears. The event will include family-friendly fun and educational events for children of all ages.

The 2015 Cobb County “Touch-A-Truck” event is always popular with the kids. A family-friendly, fun and educational event for kids of all ages. Come explore:

Join the Smyrna Optimist Club and Smyrna Public Safety Foundation in Smyrna on Labor Day, September 7, 2015 at 8:00 A.M. for the Inaugural Smyrna 5K presented by Adventure Outdoors and Smyrna Police Distributors. Proceeds from the race will go to benefit the non-profit programs of the Smyrna Optimist Club and the Smyrna Public Safety Foundation which target the Smyrna Community and its youth. Bib pickup for preregistered participants and race day registration will begin at 7:00 A.M.

Attendees will enjoy a delicious dinner, ice cold beverages and country music while bidding on silent auction items, plus exciting new additions to this year’s event – to be announced closer to September!The Smyrna Heroes Gala is a community-wide, volunteer effort by area residents and businesses that honors our fire and police heroes by setting aside one evening to celebrate these dedicated individuals who protect and serve our community 24/7. Proceeds from the Gala benefit the Smyrna Public Safety Foundation (SPSF), a 501(c)(3) organization that supports both the community and Smyrna’s Public Safety employees.

The Gala provides 85% of the annual funding for the SPSF.

In July, the Smyrna Vinings townhome and condo market sales surged to new records. Much like the Smyrna Vinings single family home market, Smyrna Vinings condo and townhome sales continue to be spurred by low interest rates. Sales are even higher than last year, which was more than double the sales from just a couple years ago.

As you can see, we’ve been tracking the market for quite some time. We sell a lot of Smyrna Vinings homes, condos and townhomes and one of the major reasons is that we specialize in the area, we know the inventory of homes for sale and understand the trends, statistics and all the local pertinent information necessary for you to make an informed decision.

The green bar is 2007 and we were selling a lot of condos and townhomes back then. Sales dropped continuously in 2008, while 2009 stabilized and picked up in the fourth quarter largely due to the first-time home buyer tax credit. 2010 saw the market peak in the late Spring and Summer. Smyrna Vinings condo saw slow and steady improvement in 2012 and took off in 2013. So much so, that we are now at all-time highs. Buyers are finding it harder to resist today’s low interest rates and the attractive prices. It really is the perfect opportunity for Smyrna Vinings condo buyers.

The Active Listings chart depicts Smyrna Vinings condos and townhomes currently for sale. You’ll note that total active listings peaked in 2008, which can be explained based upon sales dropping significantly in 2008, which resulted in Smyrna Vinings townhomes and condos sitting on the market longer. In 2009, we saw the active listings drop significantly and this can be tied to the economic uncertainty, which resulted in a lot less development of new condos and townhomes for sale in the Smyrna Vinings market.

This trend has continued. Inventory remained low throughout 2014 with a slight increase in the latter half of the year. The start of 2015 has shown a pretty consistent level of active listings and with sales surging, it’s not much to choose from. One interesting point about this is you have less competition if you want to sell in today’s market. If you’ve thought about selling and just aren’t sure, be sure to contact us or find out how much your home is worth. And if you’re looking to buy, inventory is thin and you’ll be fighting over the best properties with other buyers.

Smyrna Vinings Condos Months Inventory July 2015

One other important statistic that we like to track is how we gauge the health of the Smyrna Vinings townhome and condo market. Months of inventory is a calculation that takes the current amount of homes for sale and divides that by the number of homes that have sold in the last 12 months. What the result means is if no more homes were listed, how many months would it take, based upon the past 12 months activity, to sell all the homes currently for sale. A result of 6 months is considered a healthy market, less than 6 months a seller’s market and more than 6 months, a buyer’s market.

The highest amount of bloat and most severe buyer’s market was in January of 2009 with significant improvement coming at the end of 2009 and throughout 2010. What you can see in the chart above is that months of inventory dropped significantly over the last couple years, with the beginning of 2014 hitting new lows. With the big jump in sales over the past year, inventory hasn’t been keeping up. 2015 is continuing the trend of very low inventory.

ATLANTA YOUNG SINGERS is looking for the best young voices in Smyrna Vinings!

Since 1975, AYS has been at the forefront of choral art in metro Atlanta and the U.S., thrilling audiences all over the world with innovative programming, professional performance, and exciting commissions. AYS nurtures the incredible artistic abilities of children, offering excellent choral and musical training in a challenging learning environment for boys and girls in grades 2-12 and currently serves over 200 Singers all over metro Atlanta.

Recently, Atlanta Young Singers was awarded two gold diplomas and a silver and gold medal in competition at the 2014 WORLD CHOIR GAMES in Latvia, as well as traveling to Germany, Poland, Czech Republic, Lithuania, and Sweden!  In 2013, they performed in Carnegie Hall under the batons of Francisco Núñez and Jonathan Willcocks and sang at the 2013 Peace Corps Awards with President Jimmy Carter.
