Traton Homes recognized by GuildQuality

GuildQuality recently honored Atlanta new home builder Traton Homes by giving them the 2008 GuildMaster Award. GuildQuality is a service for building professionals who are interested in using customer feedback to monitor and improve the quality of their service.

The organization provides customer satisfaction surveying and performance benchmarking for builders, remodelers and real estate developers that value quality. This is a good piece of information for home shoppers because if the builder you are looking to purchase a home from is a member of GuildQuality, then you know that they take pride in their product and care about customer satisfaction.

The GuildMaster Award is given to only a handful of GuildQuality members for exemplary quality and customer service. In order to even be considered for the award, the GuildQuality member must have achieved a recommended rate of 90% or greater with at least 70% of their customers completing a satisfaction survey. These are very high standards to meet, and speaks volumes about Traton Homes.

Belmont Hills development moving forward

In case you missed it in the Smyrna Neighbor yesterday, the Smyrna City Council unanimously approved a development agreement with Halpern Enterprise which will allow for the redevelopment of Belmont Hills at the corner of Atlanta Road and Windy Hill Road in Smyrna to commence. Rather than waiting to see how the Tax Allocation District (TAD) and Tax Incremental Financing (TIF) issues will be resolved as part of a special referendum in November, the City Council has decided to get creative. In January, the Smyrna City Council approved a $23.5 million tax allocation district subsidy for the redevelopment project.

The project was awaiting county and school board approval, but in February the Georgia Supreme Court ruled that the portion of property taxes apportioned to schools could not be used to fund redevelopment projects under the current law. With that ruling, approximately half of potential TAD funding for projects was eliminated. This ruling impacts not only Belmont Hills, but also the upcoming Jonquil Village.

Under the new agreement with Halpern Enterprise, the company will self-fund the TAD eligible expenses (infrastructure improvements) and be reimbursed from tax revenue generated by county and city property taxes as a result of the project. It will be up to Halpern Enterprise to acquire the up-front funding to move forward with the project. With this new agreement, the City of Smyrna will not be issuing bonds and Halpern Enterprise bears all the risk. Click here, if you’d like to read the original Smyrna Neighbor article.

The new development, to be called Belmont, currently calls for

  • 93,500 square feet in commercial office and retail space
  • 344 condos
  • 286 townhomes
  • 174 luxury rentals
  • 8 single family homes

Belmont will be a dynamic, mixed-use development. The 47.5 acre development will feature a pedestrian
friendly atmosphere with wide sidewalks and bike paths. Additionally, it will offer a variety of architectural styles, patios, roundabout intersections and extensive landscaping.

More than 100 new homes throughout the Atlanta region will be part of the 2008 Spring Parade of Homes during the weekends of April 19 & 20 and 26 & 27 . This year’s Parade will be unlike any other, combining the forces of four local Home Builders Associations. New Covered Bridge to be Commemorated

City of Smyrna Mayor Max Bacon will be a special guest, along with City Council Representative Pete Wood and Smyrna Historical Society’s Harold Smith, at the ribbon cutting ceremony to commemorate the grand opening of the new covered bridge at Woodbridge Crossing in Smyrna.

The bridge, which is located in the Historic Concord Covered Bridge Area of Smyrna and crosses Nickajack Creek, will be held on Tuesday, March 25th.

The bridge was newly constructed in 2007 and special consideration was put into the planning of this bridge. The new covered bridge replaces an existing bridge that was dilapidated and impeding the flow of water through Nickajack Creek. The new covered bridge was raised to help increase water flow and constructed to insure safe travel over the bridge and into the community.

“Woodbridge Crossing is nestled quietly in the Concord Covered Bridge Historic Area of Smyrna which is full of rich Southern history and beautiful surroundings,” said Ginny Bryant, Director of Marketing for The Providence Group. “We are excited about the completion of the beautiful covered bridge within the community and hope that homeowners will enjoy both its visual appeal and its usefulness.”

The ribbon cutting ceremony will begin at 11:30 a.m. with a welcoming speech by Warren Jolly of The Providence Group and special guests will also say a few words. A brunch buffet catered by Carolyn’s Gourmet Café will be served in the Woodbridge Crossing clubhouse. Drawings will be held every 30 minutes so all attendees are asked to stay for the entire event which will run until 1:00 p.m.

The Village at Vinings

As I mentioned the other day about a new development called the V at Vinings, I apparently managed to confuse it with another mixed use development coming to the Vinings area to be called The Village at Vinings. I really can’t understand how this could have happened, I mean the names of the projects are not even similar (V at Vinings vs. Village at Vinings). I have corrected the post on the V at Vinings.

Now let’s talk about The Village at Vinings.

The Village at Vinings is located at Paces Walk on Cumberland Parkway and is a mixed use development consisting of retail, restaurant, office, high rise condominiums, hotel as well as a senior living facility. The photo below depicts the plot of land where the proposed Village at Vinings is to be built.

Total retail space of 104,375 square feet, office space of 10,563 square feet, 120 rooms in the hotel and 399 condominium units. The project is still pending rezoning. The Village at Vinings is just down Cumberland Parkway from Home Depot and Publix and adjacent to Vinings Vineyard condominiums.
