View from a top unit at the Aberdeen

The Aberdeen, a 12-story luxury condominium tower in the heart of Vinings, is bringing one of the best views of Atlanta’s skyline to Cobb County.  The building’s contractor, Hardin Construction, completed vertical construction early this year.

“Now that The Aberdeen is topped out, we invite people to stop by and witness the most amazing view of the Atlanta skyline and experience all that Vinings village has to offer,” says Developer Taz Anderson Realty President Geoff Anderson.  “We are very proud of the Aberdeen.  It has taken a lot of work by a lot of people to reach the top.”

The Aberdeen was designed by award-winning architect Smallwood, Reynolds, Stewart, Stewart & Associates.  Renowned Atlanta design firm Carole Weaks Interiors is in charge of its interior design.

The Aberdeen Offers Atlanta Views, Cobb Taxes

Completing in summer 2009, The Aberdeen will welcome its first residents by August.  The Aberdeen provides commanding views of the downtown Atlanta skyline and features some of the largest condominium homes and finest finishes in the metro area.  An added benefit:  An Atlanta address with low, Cobb County taxes.

The Aberdeen’s 55 luxury residences are a mix of distinctive two-and-three bedroom homes and penthouses – each averaging 2,800 square feet of space – featuring private amenities, top-of-the-line finishes and expansive terraces.  Prices range from $750,000 to more than $2 million.

Future residents of The Aberdeen will enjoy the charming, walkable Vinings neighborhood, while maintaining easy access to Hartsfield-Jackson International Airport, the Cobb Energy Performing Arts Centre, and the best shopping and dining locations Atlanta has to offer.

Each condominium home features top-of-the-line appliances by manufacturers such as Viking and Waterworks.  Other luxury amenities will include 24-hour monitoring and access control, concierge service, private beverage lockers, an outdoor grilling center, a clubhouse lounge, full service health club, catering kitchen, dining/board room and dry cleaning pick-up and delivery.

All homes also have access to The Aberdeen’s saline pool with oversize sun-shelf, and an expansive, outdoor terrace.  The terrace includes a large putting green, bocce court, pavilion and grilling center.

Local Landmark Nominated for National Register of Historic Places

pace house 300x202 Local Landmark Nominated for National Register of Historic Places

The Pace House was constructed sometime between 1865 and 1874 by Solomon Pace.

The Pace House, an antebellum property originally owned by one of Vinings’ earliest families, has recently been nominated for designation on the National Register of Historic Places.  On Fri., Jan. 30, 2009, the nomination went before the Georgia National Register Review Board and was unanimously approved at the state level.  The Georgia Historic Preservation Division will now prepare the nomination to be sent to the National Park Service (NPS) for approval at the national level.

In late 2007, the Vinings Historic Preservation Society (VHPS), which now owns and maintains the Pace House, began its endeavors to nominate the property for listing on the National Register.  Two Georgia State graduate students, Stephanie Cherry and Kimberly Wescott, volunteered their time and worked diligently on the nomination, which they completed in late 2008.

It is a lengthy and time-consuming process to be designated as one of the historic locations on the National Register, which was created by the National Historic Preservation Act of 1966 to recognize significant properties.  A nomination requires documentation that includes a detailed description of the property. This narrative must include the history, context and historic and/or architectural significance.  After this documentation is prepared, the nomination must be approved by the state preservation board. If it is approved by the state board, it will be sent to Washington, D.C. for final approval by the NPS.

The Pace House was listed on the Cobb County Register of Historic Places in 2004.

The VHPS acquired the property from Ruth Carter Vanneman, great-granddaughter of Solomon Pace, upon her death in 1992. The VHPS began an intensive renovation of the Pace House in 1998, and the house was opened as a special events facility in 1999 and currently functions as such.

The mission of the VHPS is to preserve the historic spirit and structures of Vinings which include the Pace House, Old Pavilion and Vinings Center. It also seeks to educate the public on Vinings’ vibrant history.

Mortgage Rate Update – Week of February 23, 2009

The week in review:

The Economic Stimulus Plan for 2009 was signed by President Obama last week. He also unveiled the initial details of the Homeowner Affordability and Stability Plan.

Uncertainty related to the new stimulus packages and fears of a deepening recession caused the stock market to plunge last week. Normally, falling stock prices cause home loan rates to improve but that did not happen last week. Interest rates ended up no better than they started off.

What to expect:

We see continued volatility in the markets this week. Will the Dow be able to stay above the October 2002 low of 7,197? If stocks dip below this level, will mortgage bonds and home loan rates improve?

Although there are reasons to believe home loan rates can go lower from here. There are also plenty of arguments that suggest rates may have a hard time improving. One argument that is hard to ignore is the fact that home loan rates would normally have improved last week and did not.

Breg-ometer:

Next 7 days: Ups and downs. Unless we get significant news from Washington, no real changes expected.
Next 30 – 90 days: Rate improvement possible
