Belmont Hills Redevelopment

In case you missed it, the AJC reported yesterday that the Smyrna City Council approved Halpern Enterprises plan to redevelop Belmont Hills at the corner of Windy Hill Road and Atlanta Road in Smyrna. The council voted 6-0 to approve the project at Tuesday’s meeting.

Currently plans call for the largely vacant Belmont Hills shopping center to be replaced with a project that could bring as many as 912 homes and 121,000 square feet of office and retail space. Homes will be a mix of three- and four-story condos and luxury apartments, townhomes and single-family homes.

Demolition is expected to start in Spring 2009 with the first phase to begin construction in Fall 2009. The project will be built in up to six phases.

“Halpern said the economy will dictate how many homes and shops will actually be built on the 47-acre site. He expects the economy to improve before construction begins. The project could take eight years to complete.”

Belmont Hills redevelopment in SmyrnaThe creation of BELMONT, a dynamic mixed-use development to be located at the intersection of Windy Hill and Atlanta Road in Smyrna, Georgia. The 47.5 acre development will feature a pedestrian friendly atmosphere with wide sidewalks and bike paths. Additionally, it will offer a variety of architectural styles, patios, roundabout intersections and extensive landscaping.

Plans for the first section of the development include a large fountain surrounded by shops, restaurants and homes.

The project is estimated to cost $250 million project and is anticipated to spur redevelopment on the city’s north side, including Atlanta Road north to Marietta and Windy Hill Road to South Cobb Drive.

The shopping center is in a tax allocation district passed by Smyrna voters in 2003 to improve rundown areas, which also includes the future Jonquil Village. Tax allocation districts were ruled unconstitutional last Spring, but a special referendum on the November ballot was passed by Georgia voters.
