FMLS, otherwise known as the First Multiple Listing Service, is the predominant MLS system in not only metro Atlanta, but also in Smyrna Vinings. Until now, agents had the option of submitting their own photos or requesting an FMLS photographer to drive by and take one exterior photo for free.

As a professional Realtor here in Smyrna Vinings, I’ve always felt that it was a disservice to our clients to not even bother to take pictures of a home for sale, rather taking the lazy way out and just having their photographer drive by for a quick photo. One photo by itself is certainly a detriment to getting your home sold.

Well, last week, FMLS announced that effective July 1, 2008, it would no longer be an option to request an FMLS photograper to take one free photo. It is now the responsibility of the real estate agents to actually take the initiative to get out and take some property photos or hire someone to do it.

FMLS stated that the reason for the change is that 85% of homes listed do not request FMLS to take the picture. This sounds great, but this also means that 15% of the listings on the market only have one picture. And many of the 85% really aren’t much better, in fact in February there were an additional 5,023 properties with no picture at all. Of course, if your home ends up in the Bad MLS picture of the week, it may not indicate that you are better with a picture than without.

FMLS now allows up to 12 photos per home. Make sure when your home goes on the market that it has 12 photos and a virtual tour to provide the information that today’s Internet homebuyer demands. Afterall, if they feel like they can’t access a home online, they are more likely to just keep on moving.

Remember, a picture is worth a thousand words!
