Since I covered the project underway at Vinings Main the other day, I thought I should just continue on up the hill out of Vinings. The next project adjacent to Vinings Main, is very impressive. It’s called Avignon at Vinings and will consist of 170 homes in a gated community on 18 acres.

Luxurious Villa homes, priced from $1.2 million, will be built by Atlanta builder Waterford Homes, which is also the builder of Stonecrest Manor and West Haven. The Village town homes, priced from the mid $700,000’s and Village condominiums from the high $400,000’s will be built by Kairos Development. High-end quality finishes will always come standard at this unique, custom neighborhood. Architectural direction is provided by Harrison Design Group.

Kairos Development Corporation recently announced that construction is underway at the clubhouse at Avignon at Vinings. Located in the heart of Vinings Village, Avignon at Vinings is reminiscent of a romantic, European village on a hillside with a grand Chateau as the focal point. The clubhouse at Avignon at Vinings will include a swimming pool, wine tasting room, resident wine lockers and caterer’s kitchen as well as a wellness center, which will include a spa and fitness facilities.

The Avignon at Vinings concept may sound very similar to the One River Place project over by the Chattahoochee River with a “country club” type clubhouse as the focal point for a mixed use community.

In addition to the spectacular clubhouse, Avignon at Vinings will also offer residents a gate house with 24-hour guard and 24-hour concierge. Lovely topography invites homeowners to relax and unwind at outdoor gathering spaces with scenic views of the City of Atlanta.

Construction is moving along down in Vinings and lots of people have been asking about the Vinings Main project. The mixed used development will certainly be a popular project based on its locale in Historic Vinings, with the ability to walk to so many shops and restaurants.

The 16 acre gated community will include 229 luxury homes, as well as 30,000 square feet of Class A office space and 20,000 square feet of premium retail space—including 8,000 square feet for a signature restaurant—is sited on Paces Ferry Road inside of I-285 across from Vinings Mountain (Mt. Wilkinson).

Vinings Main is a joint development of Wood Partners and The Columns Group. Wood Partners is developing and building the condominium residences, as well as the office and retail components, and The Columns Group, in partnership with Monte Hewett Homes, is developing and building the townhomes. Monte Hewett Homes is also the builder of West Village Homes, West Village Townhomes, Greenwood, Rileys Walk, Stonehaven at Vinings, Sherwood Park and Oak Hills.

Future homeowners may choose from 148 condominium homes priced from the high $200s to the high $500s, or 81 three and four-story townhomes priced from the $600s to $1 million plus.

The condominium homes range in size from 900 to 2,000 square feet and offer one, two and three bedroom floor plans. The homes are situated in three mid-rise buildings and include elevator service, an assigned parking garage, and a guest suite for owners’ guests.

The townhomes of Vinings Main will bring luxury living and private amenities for the 81 homeowners. Future homeowners will be able to choose from three & four bedroom homes ranging from 2,400 square feet to 4,600 square feet. Several homes will feature roof top terraces and the four story homes will include an elevator.

Recently stopped by St Angelo’s Pizza for a slice of za and was excited to see the sign above that they have posted outside the restaurant. They were recently voted Best Pizza in the Smyrna Vinings area and it’s great to see that they’re proud of the accomplishment. Needless to say, it’s a great time to say thanks and we also want to say thanks to everyone in the community who has come to visit SmyrnaVinings.com and keep coming back.

Our most recent poll is on your favorite new restaurant in Smyrna Vinings, so be sure to vote. Not only is it a great way to voice your opinion, but it also lets your local restaurants know how much you enjoy and appreciate them.

Sandy Springs Considering Gray Water Recovery System

Reported in the AJC today, Sandy Springs city officials are considering a variety of water-saving measures spurred on by the drought. The options include a “gray water recovery system” for new homes priced at $500,000 and higher, which includes the majority of new construction in Sandy Springs.

While the city council is considering several changes designed to reduce long-term water demand, but the “gray water recovery system” has rasied concerns among local builders due to the estimated cost of $5,000 to $7,000 per home.

With the recent watering restrictions, gray water has become a household term. From leftover dishwater to water captured in a bucket in your shower, gray water is essentially any water that has already been used in a home and that can be used for outdoor watering. It does not include toilet water.

A gray water recovery system makes your life of capturing the used water and reusing it much simpler and much more efficient. The system generally entails dual piping which distributes the gray water separately from the toilet water. The grey water is captured in a storage tank and the other waster water continues down the more traditional path to the sewer treatment plant.

This is a very progressive move and if approved, the requirement would be the first for metro Atlanta. I personally think that this would be a great move. While builders may consider that the consumer will not be willing to pay for this and that this could further stagnate an already slow real estate market, sometimes it takes a little push or shove to make a move that many may consider beneficial.

If Sandy Springs does pass this code, other city governments will be watching quickly to see the positive and negative impacts.  As will every consumer. It will even be interesting to see if environmental building certifications such as EarthCraft will eventually adopt a gray water recovery system as part of their core criteria.

One River Place

442 waterfront homes in a major redevelopment project near the Chattahoochee River are coming to the Smyrna Vinings area. The $200 million community, called One River Place, will be built at Powers Ferry Road behind the restaurant Ray’s on the River on what was formerly a 1970s-era office park.

One River Place, which runs along Game Creek, will include 284 condominium units in several mid-rise buildings surrounding a four-story parking deck, 38 luxury condos in two four-story buildings, 110 townhouses and 10 single-family homes.

The property also is adjacent to the Palisades area of the Chattahoochee River National Recreation Area.

One River Place is designed as a resort-style residential development on the east bank of the Chattahoochee River in Sandy Springs. Prices for the 442 units range from the mid $200,000s for a condo in a seven-story building to more than $1 million for a condo overlooking the river. There also are 10 sites for custom-built homes.

The Meeting House will be the primary amenity. It will be similar to a country club but with more features. The Meeting House is to have more than 8,000 square feet and offer a full-time director of member services, coffee bar, wireless Internet connections, exercise facility and a patio for parties and concerts overlooking a pool and pond.

One River Place is a joint development of Trammell Crow Residential and the Halter Companies. Townhomes are to be available in April, and the condos are to be ready in late 2008.
